We currently have two developments in Florida for sale with more in the pipeline for the very near future. Our core business which is Income Producing Properties (IPP) is a portfolio scheme which we can work with any budget size as we have an inventory of stock that has been refurbished, tenanted and fully managed by our Management Company.
Florida has now turned the corner in the market and has currently just had its 23rd price increase in a row so capital appreciation together with rental potential is offering good returns and all our properties are fully managed. • IPP(Income Producing Properties). These are refurbished properties either condominiums or town houses that are tenanted for the first year and fully managed. Prices range from $70,000-180,000. These are aimed at investors / clients who would like to build a portfolio of properties in the Southern Florida region which are fully turnkey. If you have a budget of for example €500,000 then we would tailor make a portfolio of properties and diversify it into several different areas such as Miami Dade, Palm Beach & Fort Lauderdale. The client would also receive a monthly report detailing the income and expenditure and rental yield. Average net yields of 6-9%. Basically this is a buy to let / hands off investment.
• Development:- CASSA Georgetown (off plan development). This is a new development consists of 118 townhouses located in Broward County close to Fort Lauderdale on the largest regional lake in Southern Florida. An up and coming neighbourhood with an investment of $40M in development and infrastructure. The CASSA brand is ModernLiving4all and is designed by award winning architect Ponce de Leon. The townhouses are three bedrooms / two bathrooms with either park or lake views and is on a gated community with a communal swimming pool. Prices range from $210,000 with a rental guide price of $1,400-1,700 per calendar month.
• Development:- Hollywood Station. This development is located in Hollywood, Florida 11 minutes from Fort Lauderdale and 20 minutes to Miami beach. We have 37 lofts and 9 condominium units left. The community includes lounge style lobby, two landscaped swimming pools, covered garage and valet parking, fitness centre and meeting rooms. Price start at $273,000 with a rental guide price of $1,400-1,700 per calendar month. The first years property tax and home association fees are a free gift from the developer.
